You will then be connected to the owner directly, if a
FSBO (For Sale By Owner), or you will be connected to Centralized Showing Services (CSS) to schedule an
appointment, if you are a Buyers Agent.

You will then be connected to the Landlord of the property so you
can arrange a time to view the property.  
Step 1 - Make a copy of your Texas Drivers License, including your spouse if you are married, and send with your
packet to MFR. We will use this to verify your identity. All documents are kept in a locked file cabinet. Also please
complete and print the Contact Information Sheet attached below.
Step 2 - Open, read, sign and fax this form back to MFR. This is a Buyer Representation Agreement. By signing
this you authorize MFR to act as your Buyers Agent at an effective reduced discount commission of 2% versus the
standard 3% charged by most other Realty companies.

Cash Back at Closing:

Receive cash back at funding. If the seller is paying the buyers agent a 3% commission, then a 1% rebate will be
paid by MFR to buyer. If the seller is paying the buyers agent a 2% or less commission, then no rebate will be paid
buyer by MFR under this contract. If seller is paying the buyers agent a commission less than 3% but greater than
2%, then MFR will pay buyer a rebate equal to the commission less 2%. For example, if the seller is paying a 2.5%
commission to buyers agent, then the buyer will receive a .5% rebate from MFR (calculated as 2.5% - 2% = .5%).
Payment of any rebate is subject to the consent of the seller, and may also require the consent of the lender. For

New Construction Buyers - will receive 1% of the final sales price after closing. For example, if you buy a
$200,000 home, you would receive a rebate of $2,000. (subject to the commission rules above)

Pre-owned Home Buyers - will receive 1% of the final sales price at closing (subject to the commission rules
above).
Step 3 - Open, read, sign and fax this form back to MFR. This is an Inspector Information form. By signing you
acknowledge that you have been informed of the importance of having any home inspected prior to purchasing.
Step 4 - Open, read, sign and fax this form back to MFR. This is a Notice to Prospective Buyers to obtain title
insurance on any home purchased. By signing you acknowledge that you have been informed of the importance
of having an abstract of title reviewed by an attorney prior to the purchase.
Step 5 - Open, read, sign and fax this form back to MFR. This is the Information about Property Insurance Notice
to a prospective buyer.
Step 6 - Open, read, sign and fax this form back to MFR. This is general information that all buyers should be
aware of before they purchase a home.
The following forms don't need to be signed or faxed back to MFR, but should be read to gain further insight into
the process of buying a home.
Should any changes to your Buyers Representation Agreement need to be made, this form should be completed
and faxed to MFR, if instructed by your MFR agent.
After you've faxed the completed forms back to MFR, please answer the following questions and
submit to MFR so we'll have a better understanding of how far along in the buying process you are.
Step 7 - Open, read, sign and fax this form back to MFR. This is the Information About Brokerage Services form
that must be signed before we can represent you.
If the seller is paying the buyers agent a commission of 3%, and you would like to have 1% deducted from the sales
price and finance less, then you should complete this contract. Since you are receiving a lowered sales price, there
is no rebate paid using this selection. If the buyers agent is paying less than 3%, but greater than 2%, the difference
between the paid commission and 2% will be deducted from the sales price. This alternative is great if you do not
need a cash rebate and want to finance as little as possible.
