$289 Flat Fee Sellers Listing
For $289 you get these "Basic Services":
List your home in the HAR.com (MLS) for a flat fee of $289, plus a 1% to 3% commission paid to the buyers' agent. You determine the
commission amount to compensate the buyers' agent so you are in control. Listing in the MLS will give all Realtors in your area the
opportunity to market your home, while you retain the right to sell your home yourself and
forgo the buyers' agent commission if you
find the buyer first
. The $289 fee is paid at the time you submit your listing and is non-refundable once the listing is setup.
Your home listed in the HAR.com Houston Association of Realtors (HAR) MLS. The MLS is the database used by all Realtors
to search for homes for buyers they represent.

Your home listed in website- Homes.com , a real estate search engine with tens of thousands of member sites, mostly real
estate agents and real estate office web sites.

Access to the Owner Resources page within this website. This page contains useful information and downloads for Texas
Real Estate Commission (TREC) and Texas Association of Realtor (TAR) standard real estate forms and disclosures
needed to complete your sale. An example of one of these forms is the "One to Four Family Residential Sales Contract" used
by you and the buyer to agree on a sales price. Once we have received payment we will send an email including your user ID
and password to access this page.

Set up in our automated IVR phone system to receive leads from prospective buyers. You will receive an email confirming that
the lead was forwarded to your phone. No other Houston realty has this service to automatically connect buyers and sellers
together.

Forwarding of leads we receive on your property from the HAR.com website to your email address.

Easily and conveniently submit all the required listing forms online using our MLS entry tool; however, if you prefer, you can
download all the forms directly to your PC and mail them back to us. Submitting the forms online is easier because most
fields have dropdown selections that allow you to pick from a list of valid choices that speeds up the entry process.

Our online MLS entry tool allows you to upload up to 32 pictures of your home that will be transferred to your MLS listing; most
flat fee listing companies do not allow you to submit 32 pictures, but we do.

If you can not find answers to your questions at our Owner Resources page, our agents will be available to answer your
questions via email or fax and will attempt to respond within 24 hours.

Forwarding of all offers or counter-offers we receive directly to your email.

Unlimited MLS changes. If you want to change the sales price on your home simply fill out the change form and either fax or
email it to us.

Access to download a "FOR SALE" yard sign template from our Owner Resources page. The sign includes our corporate logo
and name, Realtor logo, and an open place to insert your contact phone number for those buyers not represented by an
agent. Save the template on a flash drive and take to Kinko's, or other print vendor, to have your sign made. You pay the cost to
make the sign.

Unlimited MLS Open House scheduling in HAR.com to be hosted by you. Simply send us an email of when you would like to
have an open house and we will schedule it on your MLS listing. Tell us if you want the open house to be open to the public or
for Realtors only, also tell us if food or drinks will be provided and we will update your listing accordingly.

A listing period of 1 year with an option to extend the listing period for another year. You can cancel your listing anytime but the
listing fee(s) paid Memorial First Realty are non refundable.

In most cases, we get your listing up and running within 24 hours of receiving payment.

The flexibility to decide how much to compensate the buyers agent. Most listing brokerages will insist you compensate the
buyers broker 3% for bringing a buyer. We let you decide from between 1% and 3% which gives you more flexibility.





Rental of a SUPRA keybox during your listing period. A SUPRA will allow buyer's Realtors access to your home for showings
without you needing to be there.

Installation and pickup of the SUPRA keybox after your home sells. One of our agents will arrange a time convenient for you to
meet and get the house key(s) to be placed in the keybox.

Contract with CSS (Centralized Showing Services) to professionally schedule all showing appointments. CSS offers an extra
level of security because they verify the identity of all Realtors when making showing appointments. CSS will call you prior to
accepting a showing appointment to ensure the time is fine with you. If the time is not acceptable, CSS will call the buyers
Realtor back and reschedule another time that is acceptable with you.

A password and userid to log into the CSS website to get feedback from showings. This feature is nice because it allows you
to track all access to you home and receive showing feedback to understand what prospective buyers liked about your home
and what they may not have liked. We grant you full access to the CSS site so you can alter your showing instructions and get
all Realtor contact information for the Realtors that have shown your home.






Rental of one of our professional yard signs to use during your listing period. Your contact number will be added to the sign
so that prospective buyers not represented by agents will know how to contact you. Agents desiring to schedule showings will
know that they must call CSS to set up a showing appointment, if you opted for this service, since CSS will be entered as the
showing contact in a special MLS field  that only agents can see.

Installation and pickup of the yard sign after your home sells. One of our agents will drive to your home and install the yard
sign.






$250 to renew your listing services for another year.

$50 to prepare a Comparative Market Analysis (CMA) indicating recent sales in your area within the last six months. Sold
prices on all comparables and an average sold price per square foot is provided in this report which gives you a clear picture
of true market value, at the current time, in your particular area.

$50 to switch out a malfunctioning SUPRA keybox.

$50 to switch out a rented yard sign that has been weather worn.
