For $149 you get:

List your investment property in the Houston Multiple Listing Service (MLS) for a flat fee of $149. Doing
this will get your property noticed fast by Realtors in your area, and tenants not using Realtors. Also, by
using the MLS, you stand a better chance of getting quality tenants, versus using a yard sign only,
because your property will get more exposure allowing you to be more selective in the Tenants you
choose. The flat fee of $149 is paid at the time you submit your lease listing packet to MFR.

		Your investment property listed in the Houston (HAR) multiple listing service (MLS). The MLS is
		the database used by all Realtors to search for homes for the tenants they are representing.
		Your home listed in the National Association of Realtors (NAR) website - Realtor.com
		Your home listed in the Houston Association of Realtors (HAR) website- HAR.com
		Your home listed in website- Homes.com , a real estate search engine with tens of thousands of
		member sites, mostly real estate agents and real estate office web sites.

		Your home listed in 75 additional local websites such as Click2Houston.com, Click2Weather.

		Access to the Landlord Resources page within this website. This page contains useful contracts,
		disclosures, and information that you will need to lease your property, plus answers to many questions you may have. Once you have paid, you will be emailed a userid and password to access this page.
		You will be set up in our automated IVR phone system to receive leads from prospective tenants.
		You will also receive an automated email confirming that the lead was forwarded to your phone. No other Houston realty has this service to connect landlords and tenants together automatically!
		If you can not find answers to your questions at our Landlord Resources page, our agents will be
		available to answer your questions via email or fax and will respond within 24 hours.
		During your listing term if we happen to receive any of your lease documents at our office we will
		email and fax them directly to you.
		Unlimited MLS changes, and you can close your listing anytime through our automated phone
		system. If you want to change the lease price on your home simply fill out the change form and either fax or email back to us.
		Listing term of 6 months, but you can cancel anytime.
		Access to download a professional "FOR LEASE" yard sign template from our Landlord
		Resources page. The sign includes our corporate logo and name, REALTOR logo, and an open place to attach your contact phone number for showings. Save the template on a flash drive and take to Kinkos, or other print vendor, to have your sign made. You pay the cost to make the sign.

		Rental of a SUPRA Keybox during your listing period. A SUPRA will allow buyer's REALTORS
		access to your home for showings without you needing to be there.
		Installation and pickup of the SUPRA Keybox after your home sells. One of our agents will
		arrange a time convenient for you to get the house key(s) to be placed in the keybox.
		Contract with CSS (Centralized Showing Services) to schedule all showing appointments. CSS
		offers an extra level of security because they verify the identity of all REALTORS when making showing appointments to view your rental. CSS will also call you, and or your tenant, prior to making a showing appointment to ensure the time is OK with you and your tenant. If the time is not acceptable, CSS will call the buyers REALTOR back and schedule another time that is approved by you.
		A password and userid to log into the CSS website to get feedback from showings. This
		feature is nice because it allows you to track all access to you rental and receive showing feedback to understand what prospective tenants liked about your property and what they may not have liked.

		Rental of one of our professional yard signs to use during your listing period. You decide what
		contact number you want on the sign, this can be the Centralized Showing Services number, or we can add your contact number to the sign using number decals.
		Installation and pickup of the yard sign after your home sells. One of our agents will drive to your
		home and install the yard sign.
