Full Service at a Discount - 2% Commission on Sales Price
In addition to our Flat Fee Plans, we also offer Discounted Full Service Listings. This is a listing just like
those offered by other traditional real estate brokers, except chances are, we aren't as expensive as
them. We offer this service to home owners in the Houston area inside Loop Highway 6.
If you go with this Plan, we are there for you from start to finish, every step of the way.
Our full service fee is paid at closing and equals 2% of the sales price. With this plan you also decide
how much to compensate the Buyers Agent, you can choose to pay them .5%, 1%, 2% of the sales price
as their commission for bringing you a buyer; however, it is usually best to offer a 2% commission
because you don't want Buyers Realtors taking their clients to other available listings first before viewing
yours. In my experience, if you offer at least 2%, you will not encounter any issues with Buyers Realtors
steering away from your listing because the commission is still a very nice pay day. If you go lower than
2% you will still sell your home because there are many buyers out there that are not using Realtors,
and there are also many Buyers Agents that are not tied to a monopolistic commission structure by their
brokers and are willing to take less. You the seller still come out ahead because if both the listing agent
and buyers agent take a total of 4% of the sales price, you are still saving 2% versus using one of those
overpriced brokers to list your home.
